People can laugh but I will put specific things on the addendum to the lease - I just rented to a woman with 2 dogs, nice dogs that are crated and clean, but the house has hardwood floors, and my addendum specifically reads "dog's nails will be kept clipped so as not to cause damage to hardwood floors".

Make sure your hanging stripes get nailed into studs and not flakeboard!

This doesn't mean they won't assess it every year, but if they don't do it annually; they will reassess the values soon enough.Also, if your property is not your homestead; the appraisal districts do not have a cap on the increase in the value of your property from one year to the next.

Each method serves a different purpose; hammer for nails, screwdriver for screws.Most of the time it's enough for smaller deals to figure the cash on cash returns.

I'm handy ( more than the average hammer & nail beginner ), I learn fast, and I enjoy the hell out of it.

I really don't even want to consider them since there is no cap on the amount that the insurance can be increased.  

Also, the rules can put a cap on the % of units that can be rented as well.

There would be an external management co, but I would like to be able to personally drive a nail.
