People can laugh but I will put specific things on the addendum to the lease - I just rented to a woman with 2 dogs, nice dogs that are crated and clean, but the house has hardwood floors, and my addendum specifically reads "dog's nails will be kept clipped so as not to cause damage to hardwood floors".

This doesn't mean they won't assess it every year, but if they don't do it annually; they will reassess the values soon enough.Also, if your property is not your homestead; the appraisal districts do not have a cap on the increase in the value of your property from one year to the next.

Also, the rules can put a cap on the % of units that can be rented as well.
