The main issue is land... or lack-there-of.

Part of it is due to a personal family issue, but part of it is due to the high prices and rates.

If a landlord needs to enter a property for an inspection or repair, a two-day notice is required.Our Governor passed anti-squatting legislation a few months ago which allows owners to have the police remove them as opposed to before where it was considered a legal issue for attorney's to deal with.

Inspection Results: Mostly small issues, inspector was mainly concerned with multiple cracks throughout the siding.

Real Estate Professional status and Trade/Business are two completely separate issues. 

HOA violations are only grounds for evictions if you your lease requires them to meet HOA regulations, you have properly notified them of the violation, and they have neglected to resolve the issue.

But that has its own issues as well including having to do a hybrid foreclosure/ejectment action. 

I am exploring "office hacking" but i don't know if there are any legal or zoning issues with something like that. 

After looking into it more, I'm concerned about potential tax implications and legal issues, such as piercing the corporate veil.
