Are you substantially below market so that you have instant equity when you buy?  

I’ve had a lot of seller financing offers and if they mention it first I instantly say no, but if they give me an offer, then I later find out that they want seller financing, I instantly don’t trust them because it wasn’t in the offer.

But, if you haven't bought enough INSTANT additional equity because your deal wasn't really a "deal", you WILL be lumbered with the vagaries of HML.
