The issue in the Bay is your time horizon, not when you buy really.

One may be able to rely on the registration exemption for private offerings, but legal complications loom on the horizon for the middleman unaware or unwilling to accept current legal opinion in this area.

@Albert Bui Yes exactly, this client walked away from a house in 2008, BK in 2009, foreclosure filed 2009, dismissed for no reason (lack of prosecution 2012), no active foreclosure , no filing on the horizon, 8 years later!

I currently have a rental property and am very interested in purchasing more properties but am looking for more information and trying to broaden my horizons to better my success.

I am interested in Commercial Real Estate, or learning profitable skills in Real Estate of any kind.  I have worked in private industry accounting, governmental accounting, public accounting and project management. 

As far as learning through those investments, I'm not sure it would give you any great insight.I personally prefer REITs to CF but if your time horizon is that short you're better off not getting into the stock price volatility of a REIT stock.

The proper financing for your associate will be dictated by their plans and time horizon for the property.  

My personal time horizon is measured in decades and generations, so take the following with a grain of salt.There are many good reasons to be on either side of this fence.
