Certainly some factors, e.g. size of the facility, occupancy, geographic location (property taxes, hurricane or flood insurance) can effect this percentage.We consider a "stabilized Facility" to be 85%.

I like the class functions they you could segregate costs by unit, building, and even geographic locations, such as NY vs MA, through the use of classes, subclasses, down 10 levels.At the same time, I also did accounting on the side for a government funded non profit that that I use classes to segregate funding sources.

To me it seems the judge in Jersey City doesnt want to hear much of tenants crying and explanations, she seems to always award the landlord in non-payment cases as there is not enough time to go into every little bit of detail.

MLS should provide you more than enough properties for practice, especially if you expand geographically to understand a larger area, not a lot of people with off market stuff will take the time for kicks and giggles.
