Before we sold it we hired a management company to reduce the burden, but even then we decided to sell and walk away. 

Late payments, property damage, and evictions are avoidable when you have a PM who knows how to find reliable renters.I encourage you to seek out a property management company that emphasizes tenant screening and uses modern tools for verification.

You can reach out to the Title company and see if there are any funds remaining for dispersement, if so then ask if there is a way to make a claim to those funds.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

This process is relatively simple and can be completed through a title company or real estate attorney.

When I had to switch Property Management companies, they suggested that I do include pets in my rental listing. 

We usually are responsible for connecting investors with teams on the ground or established local PM companies.

and I was just one little mortgage guy with 450 loans out.. can you imagine the banks with hundreds of thousands of loans and servicing companies.. so having mass equity or paid for keeps this from ever being an issue. then when I sold these off.. most for cash but a lot I did a 30 to 60 month ZERO interest deal on.... and boy you should have heard the cash flow cool laid drinkers..

@Caleb Rehg Just as a note my insurance company frowns upon college rentals and makes me state if I am renting to any undergraduate or graduate students.
