I know it's an old thread but for anyone reading this now...The easiest, least risky way to get access to the MLS is to hire an agent who has already done all the work to get the licence, has the BIC, had already invested their money and time into all the access points, may or may not have multiple MLS, and already has the networking of the market.

I do pay common area electric of ~$18/month, water for all 4 units at ~$110/month, and then there's always CAPEX, vacancy, rental licences, etc.

I'm sure people will respond and tell you to put a completely fictitious (as in fake, or a lie) post on Craigslist advertising a house that you pretend to have, something like "3 br 1 ba fixer special 60% ARV," and when people call, you tell them that it's already sold but you can take their info anyway for when the next deal happens.I'm sure that works, too.

(still might be okay,, but I don't know), trustee is LLC, who's managing member is not a real/physical person, the sole managing member is a "fictitious name" yes fake person..the fictitious name is made to appear, like a normal (although a bit foreign sounding) nameThe successor to the "fake" trustee is no other than the realtors/agent's husband (had to do some cyber digging to find this)and finally an assignment of beneficial interest in the land trust is to be signed by sellers to trustee LLC, whos managing member is this "fake trustee", which fictitious name is registered to the husband of the agentIn my perspective, the listing agent/broker never presented the better offer (i have proof there was a cash better offer),and consequently will end up owning this property......Thoughts ...comments...educate me please...
