If I sell it and pay capital gain tax, realtor fee, reconditioning the property and selling cost,  I probably gonna get net cash less than $295,000 I original paid.I’m a single female with 1 grown up daughter. 

Hi hoping i can get an objective opinion here and thank you in advance for anyones comments.I am a 53 yr old single female - I owned my own business for many years as a graphic design freelancer and really never made long term plans for retirement - I began working with a company four years and have managed to save money and been contributing to a Fidelity acct although i won't be retiring for a years to come - its a savings and its coming around slowly. 

When I asked the HUD experienced realtor he said that locally HUD was under pressure to sell to a more diverse clientele--and I was a single female so that was likely an incentive for HUD to give greater consideration to my offer. 

I’m no major feminist or anything, but I just feel like this guy had zero respect from day one because I’m a female, and now he thinks he will strong arm me into paying him?

It's nice to hear from a female investor for a change. 

Unfortunately, last year both elderly females (sisters) passed away and the only person been left on the lease is the widowed husband.

My 23yr old daughter shares her large home with a 24 yr old female (Phd grad) from the Philippines & it's a blast.

And the area has to be safe as I am a 27 year old female and don't want to be concerned about the safety of the neighborhood (and would like to attract good tenants). 

If you wonder, have one of your female friends (not your wife) walk through the place and let you know what they notice.
