It's something Jerry Norton released recently to the public to pull data.Did some quick data comparisons for fun between 2 other platforms I currently use - PropStream and MLS (I'm licensed in Florida)I specifically searched for a handful of On-Market properties (active/closed transactions) and noticed the following:- You can't search for specific properties on PropWire- PropWire data isn't up to date (30+ day discrepancy) compared to PropStream; neither is up to date compared to MLS (3rd party data providers hardly ever are)- PropWire estimated value vastly different from PropStream value (50k+ difference in most instances)- No property photos (yet)Initial thoughts: It's a brand new tool and can't imagine it was gonna be great out of the gate.

I am being told in a specific instance that copies of leases are not provided to owners because the legal binding agreement is between the property manager and the resident.In this case, I would have zero visibility on the nature of the lease terms, as well as who is responsible for certain costs borne (utilities, etc)If this exclusion to owners is allowed, what is required in terms of document retention in the case of termination of relationship?

Is it better to do an extension of term of the lease or do a whole new lease? 

In say Oklahoma, Texas and North Carolina real estate licensees (and by extension their employees) owe confidentiality to all parties.

- What are the downsides for the landlord, compared to a traditional residential lease to a family for instance?

I know of at least 4 instances where investors purchased properties with agent representation that had intentions of doing an STR only to be denied a permit by the city after closing.Let me know if you have any other questions. 

The concealment you are advocating usually also means that the original borrower is not getting statements...but I'll get to a specific instance in a moment.
