A couple big-time development projects has recently gone underway (expansions of  hyper-wealthy member clubs)we're looking to expand into a couple new markets, but we are entirely open to other locations.So I guess my questions are...1-is there a hands-down, by-the-numbers, best location in the US to invest in 2025?

I wouldn't do it.Aside from that, Is your market landlord friendly enough to expand your risk? 

Thankfully it is month to month for you and you can easily give notice. 

We manage several hundred tenants and know how to handle this and we know the laws in our state.Giving cash for keys definitely does not feel good but a protracted eviction in our tenant friendly state of 3 to 4 months, which is the normal plus attorney fees will easily exceed $10,000 depending on the monthly rental cost.

I can pretty easily find good tenants and screen them myself. 

Can you please expand your thinking?

It is truly possible these students have made so much money so quickly and easily from REI that they now do not advertise their deals on their amazing clever investor websites and do not answer or return phone calls or emails?

If things go well I’ll have some folks to expand with and maybe some knowledge, and most importantly, courage to try other investing options. 

If investing locally doesn't really make sense at the moment, you should consider expanding your horizons to out-of-state markets.
