Ideally find a home that has a separate entrance along with two bathrooms. 

Most existing living space conversions to a separate unit are done via a JADU (<500’, must have separate entrance).  

Okay, I have a question I have a 2 story single-family house that and my wife and I live in the basement it does have its own entrance but is not a duplex.

We commonly built temporary entrances, parking, storage, etc. for existing tenants. 

my only concern is back in 2016 i converted the master bed room and bathroom in to a studio (not permitted) with its own entrance and kitchen i sealed off the entrance  to the main house and currently my parents live there paying me $500.00 a month i am worried that the studio will one hurt my appraisal (cant find any comps) so not sure what it will appraise at in its current state and second will the lenders have any issue's refinancing the home with the illegal studio ???

I own a 18 acres of land in Lehighton PA,1/4 mile from turnpike entrance, 1000 feet from state route and approx 500 feet from the entrance to road to the Beltzville lake. 

Hi Jaysen, well you area always allowed to create a separate entrance to part of your single family home.

I live in the attached ADU above the garage, which has a private entrance to the right of the garage.

There are two different evaluations for a house...for a homeowner, and for a REI.For a REI it depends on what their exit strategy is, and how they got control of it...their entrance strategy. 

A parlor was converted to a bedroom by making the entrance smaller and adding a door so I'm not sure what I will find behind that paneling, its probably not plaster and lath so I'll need to make the drywall portion blend seamlessly with the rest of the plaster wall.
