For me, I prefer to physically visit the different neighborhoods in the area that I plan to buy in as well as look at online crime & census tools (employment, pop. growth) 

From my experience those who succesfully self perform have enough volume where the construction management becomes their full time employment.

This is a good question since I do not want to commit mortgage fraud - my plan was to list it for rent around 90-120 day mark and file a work relocation letter with my issuer letting them know my employment situation has changed to a new location.
