For new investors, it's either not immediately feasible (leading to discouragement at they embark on their RE journey) or can be dangerous as newbs typically don't have the experience yet to properly assess potential risks / pitfalls that may arise.

Why do you think of all the "SCAM or system or guru" you encounter are not what you actually need.What due diligence are you talking about.Simple math is your answer: 1 + 2 = 31 - You are about to embark on a path where you will be responsible for handling Billions of dollars (yes...billions...if you do it right), and you want to be smart enough to make sure the scales tip in your direction...as far as those dollars are concerned.2 - Real Estate Investing is a career choice, or at least you need to think and act on it that way, in order to be successful.

I see seller finance to a wrap as a very advanced strategy for companies that have the wherewithal to handle the defaults and or payoff the underlying note if the lender gets wind and invokes the alienation clause.So there are some other things to think about as you embark on this.
