It could cashflow well and be a unique property to live in.Suboptimal:  could be a distraction if the zoning doesn't allow for a residential play, or if the city or local ordinances make it ridiculous to get the building up to code and pass all the inspections needed for the Certificate of Occupancy.

Another thing you might want to do is to find an office location that is convenient for you and has few distractions.  

The tenants are already there and everything is most likely fine and you will find out soon enough if it isn't.We as LL sometimes have reservations about lump sums because prospective tenants can use money to distract us from thorough screening. 

A team is important but it is a distraction from getting started.Only put a team together if it is not a distraction from your most immediate need.What do you need to get started?  

They create distractions and doubt that makes us question ourselves and our plan..  

I'm going to put some of them for sale because I want to focus on property development and they have become a "distraction".

It's still pretty immature from what I have seen.For the sake of real estate investing, they most likely amount to a distraction, in my opinion.

LLCs are an unnecessary distraction and expense.

You simply won’t have time to do it and it can be unbelievably distracting.

@Justin James, don't let the owner finance distract you from a good deal versus a bad deal.
