Other than changing lightbulbs, mowing the grass, and cleaning, everything must be done by a licensed and insured contractor.I found this one out on my first personal rental - got fined & red tagged because I was doing the demo myself.

Second point is, that you need line items as many as many draws per trade, that way, they could not escape and it is easy for you to "cut losses" when needed (ie for my foundation job, i had draws for slab demo, digging, rebar, pouring, finishing, cleanup and punchlist. 5 draws, for how much?

You can’t be both.I had a squatter in a house in PDX that I had a demo permit on.. they moved once we started tearing the walls down.. that worked.

One of our clients who regularly invests in real estate said that it took them less than 2 hours to analyze 4 investment properties.... a task that they said used to take them 1 to 2 days to complete.This program is a cash-flow management tool... and acts like a "Financial GPS" system... looking for the quickest way to zero debt, paying the least amount of interest.The ONLY thing we get asked from people who actually look at the DEMO version of the program and take the time to learn what this is about is...Couldn't I just do this myself?
