Be there PAID assistants that's where you will learn and create a much better foundation for yourself than trying to read on line and BP s 10k different view points.. 

I’m also currently working for GC on the management side so I like to think I have a good foundation to build on.

FYI - Its going to be an ADU from the ground-up since the existing garage foundation may not work for the ADU.

It's advisable to create one and utilize it as the foundation for approving or denying applicants.

Highly recommend getting additional inspections (termite/mold/foundation/roof) if needed to assess the condition. 

Note It is an old brick  building with old school foundation that had a few inches flooding on the 1st level recently that needs to be repaired thats why I'm weighing all my options.All advice welcome thx

Part of me wants to yell at those that refuse to understand that this is not only Possible, but it's a foundation on how I built my portfolio of properties.

2 story homes are not very efficient to build, as the site work/foundation is very similar if you were to build a 3 story home.

Did they require a lot of rehab (roof, siding, foundation work, serious dry rot, water damage, etc.) or was it mostly cosmetic clean up?
