Negative cap rates, $1150/sq foot pricing still selling, under 30 days on market - nuts.That said - suburbs (I don't follow South of Boston as I do north of Boston) have definitely started to slow anything above $800K - and we're seeing price declines in the upper inventory (Lexington, Bedford, Concord, Carlisle, etc).

They are asking for a Vendor Deposit of $400 upon Application to cover some expenses, like appraisal reports and home inspection reports, that is non refundable even if the loan is declined FOR ANY REASON.Is this a common practice from this type of lenders?

Here is my approach to finding an area:I search by zip code and filter for zip codes where the population grew and the unemployment rate declined in the past 5 years.For the left-over zip codes, I look for low price-to-rent ratios.
