I would prefer to buy a house/cottage in the same area to get a beat on the market but also would like to pioneer the cabins if possible.

Being on the beach I also find 500 sq ft cottages are fantastic, and attract the ideal tenants.

@Dan Weber we did this successfully for a 7 unit (detached) cottage beach motel project. 

In general private money usually fits between Hard Money and Fake Government Cheese (Mortgage loans and other loans that exist at impossibly low rates because of government intervention).   

Not sure what property your looking at but if it is the place across the street from the cottage I don't know that it attracks quality tenants.
