Ideal number of bedrooms in a short/midterm rental

I am looking to purchase a house in Gainesville, Fl to be either a short term or mid term rental.  I know there are a lot of factors and each market is different, but in general do 2 bedroom units do just as well as a 3 bedroom unit?

 How so?


 2 and 3 bedroom are the most common, and the extra money paid on a price per square foot basis doesn’t scale up in terms of rents until you get to the 4 bed category. I should have clarified on 4 bed+, but the poster talking about the Tampa market pretty much summarizes the data I’ve seen as well.
