For purposes of this definition, a sale or transfer means the conveyance of real property of any right, title or interest therein, whether legal or equitable, whether voluntary or involuntary, by outright sale, deed, installment sale contract, land contract, contract for deed, leasehold interest with a term greater than three years, lease-option contract or any other method of conveyance of real property interests.

So for a property worth 200k selling for 120k is it the banks job to negotiate with the city to release the lien in order to convey title to the new buyer(me) who will clearly fix all the pending issues?

One (trust) provides privacy and the ability to be creative not to mention the ability to conduct business in a much smoother fashion and the other (LLC) provides the protection.A trust can be combined w/an LLC by the trustor/investor first conveying the property into an LLC, followed by a transfer from the LLC into the trust.
