Keep it in the tenants name and they will be more likely to pay it, not knowing that debt may not follow them.With all that said, I just received two shut off notices for the rentals.

If you have to evict someone and they don't want to leave until the sheriff shows up, you might want to at least change out the deadbolt on the front door and screw the other doors shut while it is vacant to help keep them out.

Even if you don't intend to shut out families, you are just one HUGE red flashing sign for a lawsuit from someone with an ambulance chaser lawyer....You should specifically read sections 803B (if you own less than 3 units) and 804C of the fair housing act...
