Many times, they use phrases, and such that seem to be above their pay grade, but they use them to make themselves look smarter in my opinion.For example, one of the latest ones I remember is we had a property for sale and the guy that was tire kicking and looking to see what kind of deal he could work out ask the question “when do we want to close escrow?”

This does not mean your investment is insured.We often hear comments like, "We invested with XYZ because their fund / syndication is FDIC insured," (nope no its not...).To avoid these kinds of mistakes, I strongly recommend you always have an attorney review the Private Placement Memorandum (PPM) with you.

I lined some prospective new tenants kind of took my time, was picky, didn't find the right tenant yet, plus I had to get in there and paint/repair etc  but towards the end of the 60 days I was showing the place to some i thought was gonna fit and lo and behold the tenant calls me the day he suppose to be moved out and told me he changed his mind, going thru personal stuff and wanted to stay.

You just need to find the right insurance agent specialized in this kind of policies as the run of the mill policy is definitely not what you want for that purpose.

Sure the million dollar suburbs are nice if you have that kind of money and are playing the larger appreciation game but dollar for dollar pound for pound when it comes down to rent to value ratio its difficult to find the same kind of cash on cash returns section 8 rental properties offer in Detroit.
