We're keeping LTV low, taking more term on our debt than we anticipate needing, and have a plan that focuses on bringing the old leases more in line with the current average rates.We also run Downside scenarios to see what the numbers look like if we're wrong about room to increase or (worse) the market changes and results in vacancy going up and rates going down.Those are not pretty of course, but a large part of winning is being able to stay in the game.

The Pros of a traditional buyer is that they may offer a higher price than expected especially in this market the con is you may need to make some repairs, but, they may be a few quick fixes  the whole process could be easier than you anticipated.

It’s in Dallas Fort Worth area with around 6% cap.Some value add opportunity to raise the rent and potentially exit in 2 to 3 years.Current calculations project and IRR anywhere between 15 to 25%.Should I purchased now or wait until later next year, can expect potentially recession hitting or market correction; where I anticipate having a better deal to buy.
