It's now an 8.5 Cap on my total purchase price and the value has increased from $10.6M to just under $15M. 1) If you are confident that you are in the path of future infill development and can see a 3% spread over your 1st mortgage rate, then it sounds like a no brainer. 2) If you are confident that you can fill the suites at market rents then vacant suites are actually a bonus, IMHO.

IE listing broker knows of the other brokers bona fides and knows the broker would not be dealing with a no money flake and assures seller everything will go fine.But right now in OUR market you don't have POF or pre approval and your offers will go nowhere quickly and any agent who does not ask for this up front is really not very swift.If you want the deals in this hot market you need to put your best foot forward is really bottom line.times they be changing until they change once again.

There's really no greater risk of a fire with a normal indoor smoker vs the one with the tenant on oxygen in it.Now if you want to go with a no smoking policy then do it, but I wouldn't justify it (to yourself let alone them) that you're in some way making things safer/better.

I don't want to eff up and blow the first deal and screw myself out of the business....so i'm thinking #1 & 2 first, and because they are residential still so easier to make the initial deals...Been calculating using the 50% rule, but haven't had much luck working what I think is a deal...Trying the NOI model, but again, having a difficult time getting the numbers right in my head and on paper.Do the seasoned folks just have a certain criteria, such as, if the NOI is under X, it's a NO GO.
