They can also pay through my Quickbooks via ACH, or just deposit it straight into my bank.Addendums: I have found a lot of great paperwork right here on BP and have modified it to suit my needs and my laws.Relationships: Like you said, treat it like a business!

We set them up on ACH auto banking for their rent, we show them how to log into their portal to place maint requests, we also explain how our eviction process works and what will happen if they do not pay.

Face it- you will have double the risk/reward/head aches when you get another of anything.Having two in the same building eliminates a lot of headaches than having two in different areas.Control is easier.

Outlets have to be moved and I didn't think of that when originally estimating.2) I decided to go with more expensive light fixtures in the bathrooms than originally planned, but they will look nicer.3) I'm going to upgrade the 1970 medicine cabinet in the lower bathroom to a nice framed mirror.4) I'm putting in new bath fans in both bathrooms.

My husband has a very good job and we have extra money each month (anywhere from a few thousand to $8,000 leftover after all bills) However, we have a previous foreclosure and are in a ch 13 payment plan for another year or two (although we could at this point pay it off) and so obviously banks and other major lenders will not touch us with a 10 ft pole.I found some land in a very desirable suburb, 2.5 acres and is zoned for 5 single family residences per acre.
