When you touch up paint it doesn’t match due to the sheen not color and flat makes this a non issue so I can touch up much easier instead of painting the whole wall.

If it's a growing market, you're not finding 4 under $200k.For $200k, go get two solid houses in growing areas putting $60k-$75k down(250-300k), keep 6-9 months of reserves + cost of doing business(like entity structure, mortgage fees, initial vacancy, little touch up, etc.)

I (currently) really love the look of the painted and frameless cabinets right now but I'm fearful that they will:Become dated sooner than later (the look, that is)Be more difficult to touch up (a ding/scratch is easier to fill when the product is stained solid wood versus a couple layers of paint)Frameless are more expensive and will break down sooner (sagging?)

You won't be cash flowing as much, but you could still be easily making $500 a month in rent on it and you would be able to finance your next house with equity you currently have.HELOC loans can get between 70-80% LTV, so it's possible you could even use some money to improve your roof and finish your touch ups while you're at it.
