Stuff gets sucked up real quick, and signs for rentals are barely up for more than a week around town in Tacoma.

For example if I am buying a larger house in a smaller neighborhood, I will use one of the more expensive sales in the neighborhood in ad on 15K or so as a bare minimum comp.

Accredited classes are offered on line, I'd think that would be the bare knuckles way to go, but if you cannot attend a class, it's an option. :)

But  I'd do the vinyl laminate in the bath with simple flat wood transition into hall (poly and stain the transition too as you can buy bare wood lengths in bulk).. 

I see that you state you are going through difficult times and barely can pay for education; however, I also believe that going through hardship is part of education.

Put together a well purchased transaction and cash buyers will crawl out of the woodwork like cockroaches in a dirty rental house.As I like to tell newbies trying to figure out how to incorporate when they barely have any reason to even file a 1040EZ form, no need to learn about asset protection if you don't have any assets. 

If you are in a job that makes 36,000 a year and you barely get by etc. then growing money is very tough versus a profession making hundreds of thousands a year or more.Sales professions are some of the highest income earners in the world but not everyone is good at it.

That puts their monthly payment at about $500, and they're paying for your taxes and insurance, so you're barely eking out a little cashflow over your $425 monthly payment. 

But even 3100 seems super low and I imagine 3100 would barely cover one month's actual new demand.
