I have heard from others that you should learn and research tax if possible for your first property rather than hire CPA right off the bat as it should be less complex from strategy.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Research high-rental areas, plan for repairs, and consider simple upgrades.

Recommend you do a LOT of research on both rental and sales markets to figure out your best options. 

In my experience you have to deal with contractors in person, be on-site and be a bit of a tough guy, you have to know enough about what they're doing to constantly call them on any BS, even if you're not an expert you can usually research enough to keep them in line. 

Early research and collaboration with local authorities are essential to streamline the process.
