Likewise, in my low income rentals, I take out the closet doors, remove all ceiling fans, remove all screen doors, take out all dishwashers, remove garbage disposals, and do not provide air conditioning.

It doesn't have to have all your furniture, just a bed a table and a chair will do, a place to cook and prepare food, food stored, a change of clothes in the closet, soap in the bathroom with a towel.

I think it is the best floor plan although you could put the W/D into the utility room and then convert that space to a entry closet or something different.

The new landlord may be able to avoid the situation you are in now by explaining to the tenant up front what the 'security deposit' may and will be used for, and to explain the cost of labor and material for property neglect such as baseboard repair, broken closet doors, cleaning, etc.

In new construction you may save about 6 sq ft of floor space, 8 or 9 running feet of wall space boxing in a closet and finishing inside and out savings all the way up to the roof.

Make sure you have a good portable light source, because you won't get much daylight in there (unless the roof is gone) ...Be prepared for critters ... they find a way in where people can't squeeze in.

i would say that there are MANY that are clueless. fine, no argument there.but also take into consideration that there are ALOT of "investors" out there who think if they put up a wall, throw in a closet and touch up here and there they can sell a property for a million bucks...and they're losing their A** right now.

Water was over US 281 and washed a couple of hundred of the "household size" rolling dumpsters, a few boats and some portable generators and other rental stuff across the highway.We were "waterlocked" in our little city within a city as the only 3 ways out are through "low water" crossings.
