Here are the playersMe - OwnerOG Developer - Original Developer that improved property before I purchasedNew Developer - New Developer currently building a new subdivisionWater District - Own the vacant land that my sewer line runs acrossCity - Well, The cityTimeline:2007 - OG developer purchases large 1 acre lot with an existing house with the intent to subdivide and create a small PUD.2008 - Improvements are made (new street, sewerlines, storm, power, water) are brought into the subdivision. 

As of now, we only manage our own small portfolio.

There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members. 

If it lasts for 10 years, even factoring in the first 2 years I got nothing, it seems like a reasonable plan.I had a second thought that a few years down the road, I could look at purchasing a small mobile home park, maybe with an investing partner.

However, I think your bigger issue is going to be putting 5% down on a small multi-family.

Id love to learn more about it, and specifically what your goals are in the small multi REI world of the KC metro. 

They will be fully furnished including some small items like towels soap and shampoo. each room will have a mini fridge desk closet on suite bathroom and chair and TV.
