I have heard about getting the house under contract and use OPM to buy it, but in this case I already bought the property and is cash flowing really good (enough to split it and still make sense) so my idea is to get my money out to move into the next deal and repeat.

Personally, I think if you find a good deal/option/solution for yourself and the cash flow is good enough to pay the mortgage and loans, then you should go for it.

That being said, I have yet to find ANY deal that has good enough returns where I could afford to pay a property manager and still get an 8% coc return.
