I'm in the middle of my first reno & resale, so I found a property that was a great deal but not good enough (nor in good enough condition) to sell it 'wholesale'.

Is that good enough?

“Private lender,” is a good enough, all-encompassing, generic term everyone understands and something the industry is (unsuccessfully) trying to settle on.All that when it appears you’re just looking for is money!!!

I have heard about getting the house under contract and use OPM to buy it, but in this case I already bought the property and is cash flowing really good (enough to split it and still make sense) so my idea is to get my money out to move into the next deal and repeat.

It seems if my partners did some work on behalf of the LLC we'd be in the clear... is holding quarterly meetings with partners and having them vote on resolutions good enough?

He is not as good looking as me.. but he can steer you in the right direction.Please know.. if you are going to send out 5K letters... that is not good enough.

What are you doing to set yourself not just apart from the competition.. that is not good enough.. what are you doing to set yourself ABOVE the competition?

I’ve been hesiitsnt to make a deal until I got a good enough cushion in the bank and I think I’m finally there. goal: cash flow 20k/month in 10 years time Midwest is where I’m primarily looking right now.

Personally, I think if you find a good deal/option/solution for yourself and the cash flow is good enough to pay the mortgage and loans, then you should go for it.  

That being said, I have yet to find ANY deal that has good enough returns where I could afford to pay a property manager and still get an 8% coc return.
