For some the extra time and commitment isnt worth the extra rate of return.

Each participant in her program has to commit to going back to school/job training and she works with them to improve financial literacy and grow their income.

They don’t do the hard pull until you’re  committed with them.

The extra financial commitment doesn’t worry me, its just the amount of debt that I will have that makes me nervous.

And that's usually why syndication deals require a 4 year commitment from their investors - 2 years to rehab, then 2 years to establish the rent rolls needed to refinance.  

There would be some concern if the money is sitting around unused and wishful thinking when it is all committed and demand is still high.
