My wife’s family is giving my wife and her two siblings 47 acres.

If you don't have the cash in hand, do you have access to people who would partner with you or that you can turn into private lenders (i.e. parents, older siblings, cousins, aunts, uncles, coaches, pastors, mentors, etc.).

I went this route with the thought my possessions would be in good hands and I could have time between tenants to stay in the house when I visited my siblings in the area.

I'm looking into buying a property with a sibling and renting out a portion of the house to help with the mortgage.

I would love to help my college-aged siblings get into property before entering the real world, but I haven't been able to figure out how to do so without taking on some risk myself, and as I am still in my 20s as well and seeking to get established with my own asset base, I am not yet in a position to do so.  

@Bobby Larsen so no first hand experience with actual money in Albuquerque but my father and step mother have owned property there along with my siblings.

I have 4 other siblings, which we are all trying to figure out the best possible solution to save the house so they can (at the very least) have shelter.
