I am 98% in the Tampa marketHowever, I am originally from Atlantic City NJ area and actually manage 1 outside of AC and had previously managed a couple in the Long Beach Island area.Obviously very seasonal market but the one I have in Ventnor was bought for around $800k and grosses around $120k per year, 80% coming MDW-LDW

I would say compare terms, seasoning period requirements (Assuming when you mentioned construction loan you're talking about a rehab project), response time of your rep, learn as much about their loan underwriting and approval process as you can.

We finance Short Term Rentals, Mid Term Rentals and Long Term Rentals, for short term rentals we don't require any seasoning, and can use AIR DNA for estimating the Rental income.

Right now is probably prime growing season when it starts to cool off a bit, but water, fertilizer and weed killer, and weekly mowing is key.Some PMs are great some not great, some are horrible.

You're right—some of the older multi-family properties in the metro area can be located in areas that might not meet your criteria for cash flow and stability.If you're looking for areas close to Indianapolis but want to avoid some of the rougher neighborhoods, I'd recommend checking out the outskirts like Fishers, Carmel, Greenwood, and Zionsville.
