Wilmington: smaller than Greensboro, but has more of a tourist base since it's on the coast.

The next gentrifying neighborhoods in Chicago are: Lower West Side; Humboldt Park, Gage Park, Ashburn, South deering, Hegewisch, Garfield Ridge & West Elsdon.  

I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

Key areas with strong rental demand include Central Phoenix, Mesa, Tempe, Chandler, and the West Valley.

This really depends on what your looking to do however for a very basic overview far west side is great, downtown and very close to the Cleveland Clinic, Little Italy, Tremont, and Ohio City are still great areas.
