If you are water tight they will just keep filing legal motions that force you to run up huge legal bills that will eventually force you to settle just to keep your sanity.

Contributing to this might be that my walls are also spray foam this exaggerates it since the house is very tight other than the small air leaks that are in the insulation.I was told by my contractor and the spray foam contractor that this foam didn’t need a vapor barrier since it dries with a water tight skin on it.

While they are leasing a property, their on-time payments can be applied to their credit scores (there is a neat system I found via google for doing this), so their rent can help their credit.I'm currently doing one lease option this way... but be sure you have a water-tight lease agreement AND option contract with the tenants.
