Tenant claiming water damage

After flooding rains in GA, an unfinished basement flooded. The tenant wants me to pay for her damages after basement flooding.

Insurance doesn't cover it. My lease states I'm not liable. Her claimed damages include CDs, papers, clothes. She claims $1000 damages.

What would you do?

PS - Tenant usually pays rent late and pays late fee. Keeps a clean house.

Rick

That's the tenant's problem and why tenants need to carry renters insurance. The tenant's personal property is not your responsibility unless you did something grossly negligent that caused the damage.
