@Jay Hinrichs I know of one person who is buying high LTV preforeclosures Subto while theyre off market by paying the owners around $10k-$15k to walk away, quit claiming them into an entity, then seller-financing the entity holding title to the property to owner-occupants under the pretense that it's for commercial purposes on interest-only balloons at inflated values.

Example Scenario:- I sell a property for $700K, walking away with $150K.- I invest that $150K as an LP in a syndication deal.- The syndication sells later for $5M, and my share grows to $200K.- I want to 1031 exchange again.Question:Does my next deal have to be larger than $5M (the overall deal size) or just larger than my share of the equity in that deal - meaning, if 200k was 20% ownership then it has to be more than $1M (20% of sales price)?

As a note investor I am licking my chops at the number of deals we are giong to see come our way because of scenarios like this, especially once values go down and these people who bought sub2 could just walk away once the equity is gone.
