There are Churches and volunteers that come in to help people .gut properties.  

And/or maybe we've found the one type of investing that @Jay Hinrichs has not done.I wish I knew what I now know about REI when I was volunteering in San Quentin state prison.... 

With volunteers help we were able to complete the initial clean and gutting effort but still lot of work needs to be done.

I'm currently in the midst of finding other real estate investors in the area to connect with in order to see what strategies worked for them and how they were able to grow their business in MA, even offering to volunteer at one of their properties to gain more insight.

The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

Hello everyone, I’m looking to volunteer ~5 hours a week to help a real estate investor in any way possible so I can learn the ropes.

Real estate seems to be the best vehicle to financial freedom, and to allow the time for more meaningful work such as volunteering or being more involved in the community.I've reached out to a few local investors to make some connections, but hope to continue to expand that circle. 

They may volunteer to leave early without you paying anything.If they are all under term leases and nobody wants to leave, offer them cash.

Maybe you volunteer or are a member of a group or two -- show your value and be the local market expert!
