Regarding the $1,275 placement fee, I don't think that's too unusual but read your PM agreement and dispute it if it's not included therein, or if it is, challenge it since it took them so long to place a tenant.

Hello everyoneI am relatively new to being a landlord and today I had very unusual situation that I don't exactly know how to tackle.I own a 3 story building with poor attic insulation and during the summer the attic gets very hot, since there is only one window the tenant can only have 1 AC unit that can't cool the entire place down.

Its not unusual that your insurance premium jumped, but I’m wondering if the jump was so drastic only because you switched to a landlord policy, or if its because your insurance policy is renewing and taking into account increased costs of labor and materials.

There is no way I know of to "look up" the members of the LLC unless that state has some unusual reporting requirements.
