These documents include your operating agreement/ corporate bylaws, articles of organization, certificate of standing, and the EIN letter. 

If you fail, you can raise capital for my projects and will give you another Co-GP title. .......Or you can organically grow your real estate portfolio and credit worthiness &  keep the $30K.

It’s great that you’ve already identified zip codes like 73128, 73170, and 73135; they all have unique advantages worth exploring.I agree with the earlier response—73170 and 73135 are solid picks.

But on this specific guy, I jumped on a call to explore the program and it was a high pressure sales call, it did not feel organic, not trustworthy and certainly did not feel the right fit.Why would someone spend 10k on a so niched-down space of real estate when they can get someone for the same amount to teach him/her everything?  

Right now, we only have a couple of rental properties; they were turnkey investments that my business partner had before I joined him.A bit of advice that might seem obvious but often gets overlooked: stay very organized.

They don't seem to realize that this is a financial organization. 

In my opinion it is a very unethical organization.

This is a unique home and it actually has a full kitchen, 2 bed and 1 bath downstairs and I think it might be well suited as a very large vacation rental(entire home) or both floors being rented separately at some point in time.
