This goes without saying, but I'd triple check local comps in the last 90 days, and leave plenty of room for a hefty rehab in your offer.

Again some people will tell you that is stupid.Then by some ‘expert’ I’m a triple moron.

Prices have tripled, quadrupled or more on top of the 25-30% net caps.

IMHO they are the worst properties Vegas has to offer although they have tripled or quadrupled in value in the last 10-15 years, that was the play, not the cash flow. 

They want to “instantly” double or triple their money in cyber currency.  

If so, that would be great, I will triple my business :)  

As a triple net lease tenant the property will get cleaned weekly, while making sure the property is properly maintained.
