It seems counter intuitive to call for that level of development, and then turn around and throw landlords under the bus during the Covid crisis.

People even break leases all the time.The lady could decide to manage her self, she could get hit by a bus and her Heirs realize the STR person is making too much money off their property.

I work a lot, probably more than the average W2, but we also travel a lot, at least 6 trips every year.So that's what's driving me, numbers on a screen are nice, but they are not fulfilling on a personal level.

If you cannot make the trip every week, then hire a Project Manager (like a retired GC) to be your voice in this process.

My son is based in Sicily, brother near Lucca, Italy; trips to France, Spain, Germany, Hungary, Austria, others.  

I would say that 80% of the Building Inspectors I worked with over the years (in SoCal) were on a power trip.

Next, I'd start looking for a market that will fit your needs & do some research on the market's economic divers / population rates & other things pushing the market to grow & take a trip out there to get a lay of the land. 

It's like buying a house next to a bus depot.
