Investors should fully understand that Section 8 is not a cure-all for Class C & D tenant challenges, it's just trading one set of problems for another.We see too many investors not doing enough research to fully understand all this and making naïve investing decisions.

That's because they don't pitch something.I can sit here and trade barbs on my "size", my "AUM", my "portfolio".

While there are certainly opportunities for finding trades and deals in these areas, they’re often pursued by local, mom-and-pop operations.

Best case, you learn a lot, survive financially and trade up.

Unless of course you are in the trades and need something like a work van.

I've done this so many times it is crazy, so speak with experience.Also in small towns trades can be tricky. 

Look into getting into a skilled trade as an electrician or a plumber Work more spend less.$10,000 might seem like a lot to you and it is to your circumstances but its doable.Good Luck!

Amarillo, actually.  1960’s build, nice area, but a family trade thing I never particularly wanted.  

Consider investing as a partner or lender with someone in an area such as the Rust Belt that does produce cash flow - but keep in mind that the long-term trade off will likely be less appreciation for that investment.
