They sent their vendor out there to snake it guess the cost?......

How did you find your boots on the ground go to, how do you make sure that specific person goes and takes the pictures like their suppose to and not snake your deal etc?

A handy man came first, used 50 ft plumbing snake, the issue didn't go away.

Thanks for all the great input, I did have a video, it's not an emergency but I have had it snake and was told that was a very temporary fix.

He was great when I needed a plumber to install a new valve or even snake the sewer pipe for showing up quickly. 

I have a dog and 2 cats and pretty much have always had dogs and cats so I like animals (we also have a plethora of additional animals: snakes, lizards, fish, frog, tortoise, millipedes, etc. : we are almost a zoo).The tenant that I made give up their "Emotional Support Animal" violated the lease as soon as they had a dog stay at the unit without notifying us. 

This cost includes snaking, excavating pipe, and repairs to pipe.

We snaked it and had a camera down there.

Avoid any over the top snake oil pitches and there are more than a few.
