In efforts to get more experience with IOS, we are seeking a financial partner that potentially has experience with this asset class. 

This requires a dedicated effort sourcing and analyzing hundreds of deals to find the one or two worth pursuing.  

If it's long term and you have control of the lock then you can do the same.

The city has seen revitalization efforts, especially in neighborhoods like downtown and the Third Ward, attracting new businesses and residents.

I was not criticizing my pm for covering my cost or deciding it was not worth further effort dealing with Airbnb.  

I am not knocking listing agents, but majority of their time and effort is spent getting the listing.

Can get in the 60-70% range if you want to put more effort into it and go direct to seller. 

While they generated some cash flow, I found the effort required to manage them wasn’t worth the return.

Once I've completed these initial projects and built up some capital, my long-term goal is to transition into buy-and-hold investments in potentially more affordable markets to maximize cash flow and scale up.Right now, I'm particularly interested in investing locally here in the Seattle metro area.
