We have seen maintenance costs skyrocket over the past 2-3 years and every case is different but here are some general guidelines for reputable (non-crackhead) investor level pricing in our area of operations:Furnace and A/C replacement with lineset for standard 3 bed 1 bath bungalow.

Turned into 4 beds, 2 baths.

I have about 4 doors here in Columbus, Ohio in Hungarian Village and Southern Orchards that are renting about $1375 a unit for 3 bed/1 baths.

Single family 4 beds, 2 baths, attached 2 car garage, Complete gut rehabbed.

I also think $1250 is too high for a 2 bed/1 bath in PTown.

. ;-)Some things come to mind-do you host yourself, have a property manager or co-host, is your STVR dog friendly, do you have king beds, where is your market, do you have professional photos etc.

Currently I and my business partner own 2 town houses, one is a 4 bed 2 bath.

Some of our borrowers are focusing on 4 bed 2 bath section 8 to push those numbers even higher.I pay close attention to 4-bedroom homes in Memphis for S-8 clients 

My mom does not owe anything on it.3)It is well kept, 2 bed 2.5 bath, fully furnished.

I would say high-quality bedding, cozy outdoor spaces with firepits or seating, and thoughtful touches like local coffee bar setups.
