Situation awareness ("stranger danger" and realizing statistically, you are more likely to be murdered by someone you know than by a complete stranger) should keep people on their toes and alert.How Long Does a Felony Stay on Your Record?

I really want to absorb as much as possible but only have about 70K in cash available, so I'd rely on financing, which I am no stranger to.

What's the point in trying to invest remotely in markets where the numbers aren't THAT different and you have to rely on the honesty and kindness of strangers?

I haven't seen this pulled off.  100% strangers living under one roof, what could possibly go wrong LOL.

Can you explain what the benefit is to a property owner to have a literal stranger sublet their house to a whole bunch of other strangers and pocket the difference in rent?

A fun thing I do: I host board games night every week to meet and connect with strangers. 

In the advertisement on BP podcast they exclaim that they will drive up the rentals and that you will have a low vacancy rate. this is 100% true. i have been booked solid since may. however. last month it cost me $500 to let strangers stay in my house and this month i might break even. 

That's an ENOURMOUS amount of trust/money to put into a stranger's hands.
