In some areas of southern CA there are several sober living homes in high end areas.

It was the perfect solution for this home considering it's location only a few miles from the University of Houston, Texas Southern Univ., VA hospital, Texas Medical Center, Downtown Houston, Toyota Center, Reliant Stadium as well as Hwy 45, 59, 288 and 610.

If you have heard of Africanized bees or killer bees, they aren't in NY; they are only in southern states, likely FL and Texas, and maybe a little further north. 

However, Southern California—particularly cities like Los Angeles, San Diego, and coastal communities—benefits from a warm climate and constant demand, which helps to mitigate seasonal slowdowns.

I would pick Columbus, Ohio and definitely be investing in areas such as German Village and Southern Orchards.

I couple weeks ago I talked to an agent selling a VA foreclosure in Southern California and he said their last sale was handled by New American Financing but he didn't have a whole lot of info other than that.  

We like markets in the midwest and southern US, including Houston, Dallas, Fort Worth, Phoenix, Columbus (OH), Tulsa and others.

I'm in southern AB (Lethbridge) and the rental market is pretty good.
