Curious why you want to focus on multi-state and not close to home?

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

(I know, nothing is certain but just hypothetically) and all cash out loans are not created equal. if you have a lot of equity you can borrow up to 60% with the lowest rate possible, which would be close to a half point lower then borrowing up to 75% loan to value.

The two value propositions are not even close.

However, a common benchmark is aiming for at least 6-8% cash-on-cash return based on your total investment (purchase price + rehab + closing costs).Always factor in appreciation potential, tax benefits, and personal risk tolerance.

I just had a client close his first refinance loan and he only paid $1645 in UW fee.

For a quick analysis, I get as close to the 1% price to rent ratio rule for cash flow in Indiana when I was doing my search and narrowing down properties.

So I just closed on a duplex a couple days ago & Im going to be house hacking.
